the M by Wing Tai Asia at Middle Road
The M is a 99-years leasehold private development by Wing Tai Asia. It was bidded by Wing Tai for S$492M in March-2019. There were 10 bids for the plot of land in Middle Road during the Government Land Sales (GLS) tender. The site is near to many Grade-A offices and points of interest in Singapore's Civic District. The land parcel was released under the Government Land Sales Programme in 2nd half of 2018 and sits on a prime site area of 80,328 sqft. With the plot ratio of 4.2, the gross floor area of the Middle Road land parcel works out to be 337,386 sqft (estimate).
Analysts commented that this land parcel was hotly contested and garnered positive response with 10 bidders - the highest number of bidders since May-2018 when a residential GLS site at Mattar Road was tendered. The site is within the Central Area and will not be subject to minimum unit size. However, there are zoning requirements that need to be satisfied. There will be two zones : a low-rise zone which can reach up to six storeys and a high-rise zone which can go up to twenty storeys.

the M at Middle Road
The M is located at Middle Road with the entrance to its car park at North Bridge Road. The neighborhood is an amalgamation of eclectic and funky cafes and eateries. Set amidst a vibrant Arts, Culture and Entertainment scene, the M is in the Middle of it All.

The revival of the Beach Road/Ophir-Rochor corridor is set to stretch into the next decade. Why? Well there are plans to re-develope the 42-years old Shaw Towers into a new 35-storey Grade-A office and retail building. Nearby, the sprawling Kampung Bugis white site at the size of close to 14 football fields, will be developed by the government over the next 9 to 11 years. They aim to add another 4,000 private homes and 50,000 of retail, offices and community facilities to form a waterfront district linking up to Kallang Riverside.
As District 7 transforms from a culturally-rich and hip, vibrant and historically-rich Civic District into a new Prime Waterfront District, residents looking for more colorful and vibrant lifestyle can definitely add the M to their list of choices.

What does Master Plan 2019 tell us about the M
Potential buyers and investors will turn to Master Plan for the latest changes to zonings, plot ratio changes and "color" changes. Essentially, this means that the M site was changed from a Reserve Site (Yellow) to a Mixed Development (Dark Pink). There are a few changes like the "greening" of Fort Canning Rise and Armenia Street. The government is moving ahead with its plans to have a Car-Lite Garden in a City. Near to the M is the history-rich Kampong Glam District which will also have road closure for street performances.
